Fresh local market data shows Maricopa home sales running far behind last year while inventory and price cuts rise. Buyers appear to have gained leverage in the city, even as well-priced homes are still moving relatively quickly.

Maricopa’s housing market has cooled meaningfully compared with the same period a year earlier. According to data compiled from ARMLS for ZIP codes 85138 and 85139, 88 homes had closed month to date versus 137 in the equivalent 2025 window, a drop of 36 percent. The median sold price also moved lower, sliding from $359,990 last year to $342,000 this year.

At the same time, choice has expanded for buyers. The city had 383 active listings and about 4.4 months of supply, a much looser environment than the broader Phoenix metro, where the source said supply was closer to 1.59 months. That gap means Maricopa shoppers are seeing more options and less urgency than buyers in tighter Valley submarkets such as Phoenix, Chandler and Tempe.

Sellers are feeling the pressure. The report said 222 active listings, or 58 percent, had already posted at least one price reduction, and roughly 30 percent of listings had been on the market for 90 days or more. The median active asking price was $365,995, while the median closed price was $342,000, leaving a gap of nearly $24,000 between seller expectations and what buyers were actually paying.

Even in a softer market, pricing discipline still matters. Homes that sold at or above their original asking price moved in a median of 32 days, much faster than overpriced homes, which were taking about 106 days to close. The story also pointed to mortgage rates around 6.39 percent, weaker national purchase activity and commuting fuel costs as pressures affecting demand. For Arizona movers, investors and local agents, Maricopa currently looks more negotiable than many other parts of the metro.
