Aldi joins next phase of Deer Valley mixed-use project in Phoenix

A large Deer Valley development is moving into a new construction phase that pairs industrial space with housing and retail, including an Aldi grocery store. The project adds momentum to north Phoenix growth near Interstate 17 and Turf Paradise, where land assembled years ago is now being built out in stages.

A mixed-use project in north Phoenix is advancing again, with Aldi now tied to the next round of development at Bell 17 Business Center in Deer Valley. The site sits near Interstate 17, Bell Road and 19th Avenue, directly across from Turf Paradise, putting the future grocery component in a fast-growing stretch of the Valley that is adding both jobs and apartments.

The land has been in motion for years. San Diego-based Sunbelt Investment Holdings acquired roughly 90 acres through an Arizona State Land Department auction in 2018 for $26.5 million, then began building out the property in phases rather than all at once. That long timeline matters because it shows how older state land deals are now translating into visible retail and residential construction in Phoenix's northern corridor.

The first phase produced a 101,000-square-foot industrial flex office building at 2001 W. Phelps Road. KTAR reported that the building is leased to California Closets and Buckeye Cleaning Center, giving the project an operating employment base before the broader site is finished.

What comes next is more expansive. Marketing materials described plans for six additional industrial buildings, a multifamily component and retail uses, with Aldi identified as part of that new mix. For local residents and business owners, the story is less about a single store than about how Deer Valley is evolving into a denser live-work-shop district instead of a single-use office park.
